Utilities

Water

Arizona Water Company (AWC) is the water service provider.  A 12” water line is proposed to loop through RGCC with two offsite connection points at Hwy 84 (Jimmy Kerr Blvd) and I-10 exit ramp, and at Hwy 84 and Mitchell Rd.  The water system proposed will provide stubs for future connections under I-8.

There is one registered well on the property (55-801020) reporting a tested capacity of 1,800 GPM.  Location of the water storage and pumps are proposed at the NEC of the north parcel at Hwy 84 and Cox Rd.  Arizona Department of Water Resources has renewed an Analysis of Assured Water Supply (AAWS) over the bulk of the property for 5,748 acre-feet/year which equates to 1,872,994,000 gallons/year.  The AAWS is a determination that the underground water basin is physically and continuously available at the time of issuance.  A Certificate of Assured Water (CAWS) would be required if the developer decides to subdivide the property into six or more parcels for the purpose of selling or leasing those parcels.  If required, the CAWS would be issued after the developer provides a detailed plan of how water service will be established.   

Sewer

The City of Casa Grande is the sewer service provider for the property; however, the developer has the option to construct its own package plant onsite and receive credit for the generated effluent.   The City sewer connection is located one mile north of the property at Selma Hwy & Henness Rd via an 18" line to be installed by developer.  For onsite sewer, a 15” sewer mainline is proposed to loop through the north parcel with 12” stub-outs at each lot and stubs for future connections routed under I-8 to the south parcel.     

The sewer treatment facility at Kortsen & Burris Roads currently has sufficient capacity for the property, therefore no plant expansion is anticipated.

Electric

Arizona Public Service is the electric service provider for the property.  The power source to serve the property is located off Hwy 84, just west of the I-10 exit ramp, however, depending on the power needs an additional substation may be required on site.

Gas

The service provider for gas is Southwest Gas.  There is a 140 psig high pressure line in Jimmy Kerr Blvd.  Fees for installation and service will be negotiated once demand is determined.
